Challenge

Design Source was asked to create a shell finish package and work with the building owner and architect to simplify and modernize design details in the entry lobby. Additionally, the building owner wanted to have finish options available to present to prospective tenants that would coordinate with the building’s common areas.

Solution

Choosing warm, neutral finishes for the common areas of the building, we enhanced the first impression people have when walking through the doors. Three potential finish schemes meeting the owners budget and performance criteria were selected to complement the buildings common areas. By creating color boards and binders, it made presenting the options to prospective tenants an organized, professional presentation. During the first year, 90% of Iron Bridge's Building III was successfully leased, including a tenant who chose this space because of the interior design over other spaces even though it was more expensive.
